Simple Renting takes away the challenges of the day-to-day management of your investment property. Our team is professional and courteous, and we stay on top of what is going on in the industry. Simple Renting answers calls; finds the best tenants; and collaborates with the maintenance team and vendors to maintain your property; handles lease agreements; collects rent; manages financial transactions; and communicates with your tenants in a friendly, professional manner. We provide a 24/7 portal that allows you to log into their account and view everything we do. We uphold the rules and regulations set by you. We work hard to earn your business and your trust, and will work very hard to keep it. If you value your time and excellent service, Simple Renting is a great choice for you.

Simple Renting is a fraction of the cost of a property management company. Our landlord service fee is not based on the rent amount but on a flat fee per occupied unit. We do not lock you into a one-year contract. We offer a month-to-month agreement. You can cancel the agreement at any time; however, we do require a 30-day notice.

Simple Renting’s cost is based on the service(s) you feel that best meets your needs. Most services are included in the monthly landlord service fee that is a cost per occupied unit (see pricing fees). Other services are charged when the service is needed. There is a one-time onboarding fee to set up your account. We do not require an expense or advertising reserve or a renewal fee.

Rent payments are automatically deposited directly into your designated account each month.

Simple Renting clients receive a monthly invoice. The credit card on file or a bank transfer is made on the first day of each month.

Our hours of operation are 9 AM CST – 5 PM CST, Monday – Friday except for the major holidays. We are available through text 24/7/365. We will respond with a phone call.

Simple Renting advertises your property in multiple ways. We screen prospective tenants on the initial call. If the prospect is qualified, we schedule an appointment. If the prospect is interested after viewing the apartment, we send a link to the application through email. Once we receive the application and determine the prospect is a qualified candidate, we run criminal background and credit checks, eviction reports, income and residency verifications, as well as conduct a social media review. We provide you with an applicant report for you to make your decision. Once you’ve selected the new tenant, we prepare the customized lease agreement, along with other documents, and send it to the new tenant to e-sign. Payment of security deposit and first month’s rent is automatically deposited into your checking account.

Simple Renting strives to provide a new tenant within 30-45 days from the time the apartment is ready for viewing. However, in some cases it may take up to 60 days based on several factors.
